Social Media channels are growing every day. What was one day only possible through direct mail and billboards, is now available to everyone with just a few clicks.
In the past few months, this availability and growth have resulted in lots of noise and confusion. Many agents know the value of social media but are not really sure how to come up with a marketing strategy for their Instagram.
In this checklist, you will find some points that can help you come up with a strategy, and better understand the use of Instagram for Real Estate.
Define Your Audience
When using Instagram for Real Estate, you need to think about who your perfect client is. Understand their problems. Find out what questions they may have and address them in your content.
Create Engaging Content for Your Audience
Once you know who you are targeting, start creating engaging content for your audience. You don’t need to be a graphic designer to do this. All you need is to use the right tools. We use PromoRepublic. This tool is very powerful. It has a complete editor with tons of premade templates that you can use. Another powerful thing about this tool is that you can directly post what you create via the editor itself. You don’t have to save it, send it to your phone, write hashtags, and post it.
Find the Best Time to Post Your Content
With all the posts that are going up every second, it is essential for you to know the time slots that your audience is online and active. We used to do this using three different tools. It was a very tedious, inaccurate, and time-consuming task. Now we have switched over to PromoRepublic. It is now a lot easier than before. PromoRepublic uses Artificial Intelligence to automatically find these times and post your content for you when they have the most engagement.
Know What’s Trending & Ride Along
You need to know what topics and event are trending on social media. Knowing this will help you ride along with the wave of people who are interactive with these posts. Obviously, you need to know if these posts are relevant to your industry or not. There are various tools that you can use to find what’s trending. PromoRepublic has a feature built-in that helps you discover popular posts and events in your industry. There is a specific option for the Real Estate industry, which is very helpful.
Have a Hashtag Strategy in Place
Currently, with Instagram’s latest algorithm, the only organic way to get more impressions is from hashtags. That’s why it’s essential to use this to your advantage. There are various types of hashtags that you can use in your posts.
Location Specific Hashtags
These hashtags are best for targeting a specific location. You will get impressions when people are searching for a realtor in their specific area. As a Realtor, ultimately, you want to build a brand and a solid reputation in a specific target area. Here is the formula you can use:
# [City Name] Realtor # [City Name] RealEstateAgent # Realtor [City Name]
Eg. #VancouverRealtor, #VancouverRealestateAgent
Location + Property Type Hashtags
These hashtags are best for people who are searching for specific property types in specific geographical locations. Here is the formula you can use:
# [City Name] Condos # [City Name] Penthouse # [City Name] Townhouse # [City Name] Homes
Eg. #VancouverCondos, #VancouverTownhouse
General Hashtags + Emoji Hashtags
These hashtags are used for a higher reach and impression. You can get more likes and visibility through these hashtags, which will result in triggering the Instagram algorithm to show your post to more people. Generally, you want to use related hashtags to your industry. Here are some examples:
#Realtor #RealEstateAgent # [City Name] # [City Name] Life # [City Name] Style
One thing you can do is to use your brand name as a hashtag. Therefore; people who have heard of you, and are looking for you will find your content through your brand hashtags. You can later use these hashtags to conduct photo contests and improve your reach.

Have a Content Strategy in Place
It’s essential to have a content strategy in place. Most agents don’t have a solid content strategy. They start by posting pictures of their listings mixed with images of their day-to-day activities.
You need to understand that every post you create must have a goal and a clear intention behind it.

Use Stories to Promote Your Posts
You have probably noticed that not every one of your followers will see your posts. This is due to the new Instagram algorithm. It’s always to share your posts on your Story to improve the visibility of your posts.
Avoid Any Type of Automation
Many people get caught up in the number of likes and followers. It’s best to have 100 loyal followers over 10000 followers who don’t know who you are and have different intentions.
Automating follows comments or likes will increase the chance of your account getting blocked. On top of that, people are used to seeing automated accounts, and they can instantly tell if an account is automated or not.
Post Your Longer Content on IGTV
Once you put together your content strategy and start providing value to your audience, you will be able to tell which videos resulted in more engagement. All of this data is accessible through your analytics dashboard.
Once you notice that a video is performing well, make sure to create a more extended version and elaborate on it. Provide more information with a clear call to action. These long videos can be added to your IGTV, and they will appear to your Instagram profile as well.
Use Stories to Find Your Audiences Interests & Questions
Instagram stories are a very powerful tool for your business. You can gather a lot of information with the “Poll” & “Question” Widgets. Use these tools to understand what your audience is looking for. Find out about the problems they are facing.
Host Instagram Live Sessions to Answer Common Questions
Once you understand your audiences’ problems, you can host Instagram Live Sessions to answer their questions. This is a big part of building trust and credibility with your audience.
Use Instagram Ads for Exposure & Lead Generation
You have the potential of reaching many more people who don’t know about you through Instagram ads. There are two types of ads that you can to promote your content on Instagram. Feed Ads and Story Ads. The best way to run these ads is through Facebook Ads Manager.
Facebook Ads Manager gives you more control over your ads. You can choose your ad placements, along with your bid strategy.
Use a Lead Generation Funnel to Capture Leads
If you end up running Instagram Ads, make sure you have a Lead Generation Funnel in place.
What is a Lead Generation Funnel?
A lead generation funnel is a series of steps that we get people to go through so that they eventually become our leads or clients. A lead generation funnel consists of multiple steps. The first step is traffic. In this case, we are using Instagram Ads to push traffic to our funnel. The next step consists of one or multiple landing pages. These landing pages are used to build trust, credibility, and authority with people while providing an easy method for them to contact us. At the end of the funnel, we need to follow up with our cold leads and turn them into warm leads.
